  • Terms are deal specific based the assets investment horizon.

  • Members select investments based on their investment criteria.

  • Each Deal Meets DVG’s Minimum Market Feasibility and Financial Feasibility Criteria before being presented to a potential lender.

  • DVG invests alongside Partners in all Equity Transactions

  1. Deal Types:

    1. Multifamily/Commercial Ground Up Development with at a 20% upside ROI

    2. Multifamily/Commercial Redevelopment with at a 20% upside ROI

    3. Residential/Land Development with at a 25% upside ROI

  2. Traditional Equity Participation with Preferred Equity Positions

  3. Quarterly or Annually Distributions

  4. Typical Structure: Partnership LLC

  5. Due Diligence Criteria:

    1. Meets DVG's Tier 1 to Tier 2 Market Characteristics

    2. Meets DVG's Minimum Target ROI of 20% with Minimum 2x Multiple
